Construction specs

During the renovation of a historic silicate industrial building at Teguri 32/1 in Tartu, two additional floors were added to the building. Balconies were added to the apartments on the north side of the building. In addition to modern conveniences, the renovation of the historic building paid great attention to fire safety.

Building materials used

  • The load-bearing walls of the new floors were built of Columbia stone and the partitions were made of hollow concrete panels
  • For the non-load-bearing walls, metal frames were used.
  • The building was insulated with Kingspan Kooltherm K15N PIR insulation board.
  • For the façade cladding, Wickeder CopperPlus galvanised panels and thermo-treated pine lining boards were chosen.

Modern amenities

  • Solar panels were installed on the roof of the house to generate electricity.
  • A parking area with electric car chargers was installed in the courtyard.
  • Parking spaces for bicycles were provided, with charging facilities for electric bicycles.
  • A lift and a disabled toilet were also added.
  • A BLE smart locking system was used to ensure security.

Building structure

  • On the east side of the building there is a glass lobby.
  • The ground floor of the building comprises office space with a kitchenette, a lounge, a sauna and a laundry room.
  • On the second, third and fourth floors there are a total of 33 apartments, of which 32 are one-bedroom and one two-bedroom.

Interior fittings and furnishings

  • The apartments are furnished with Arens furniture, Sleepwell beds and Hansgrohe sanitary ware.
  • Unfurnished apartments are also available on request.

Heating and ventilation

  • A central cooling system was installed.
  • The cooling and ventilation system was controlled by automation.
  • The home is heated by central heating. The rooms are heated by underfloor heating.
  • The internal temperature can be regulated on a per apartment basis.
  • The rooms are well ventilated and the indoor climate is healthy thanks to the apartment-specific ventilation with thermal adjustment.
